What does a rejuvenated shingle look like?
A 20-year-old shingle has already lost most of its petrochemical oils, leaving it dry and brittle. In this video, we took a 20-year-old shingle and broke it in half. Notice how a gust of wind could easily snap a shingle right off the roof. However, the rejuvenated shingle is flexible and would be able to lay back down on the next warm day.
When should I have my roof rejuvenated?
1. If your roof is at least 5 years old.
All roofs age differently, depending on the quality of the shingle, attic ventilation, installation, etc. At 5 years, your roof may not qualify for a rejuvenation treatment yet, but other parts of the roof may need to be tuned up. Sealants around solar hot water supply lines, plumbing vents, and solar panel conduits may be dried and cracked, posing a potential leak area. Also, installation issues may be identified that would still be covered under your roofing contractor's warranty.
2. If you see granules in your gutters or at the bottom of your downspouts.
Similar to sunscreen for your skin, the granules on your shingled roof provide UV protection for the asphalt. As the asphalt starts drying out the granules begin to shed, causing the roof to age exponentially faster. Our rejuvenation treatment will saturate the shingle with a soy-based oil, increasing granule adhesion by 86%.
3. If you have or are planning to install solar photovoltaic panels.
If you are planning to install solar and not replace your roof, it would be a good idea to rejuvenate it before the panels go on. Installation of solar panels requires high traffic on your roof, as well as technicians lifting and drilling through shingles. If the shingles are stiff and brittle, they will crack and tear when installing the anchors for your panels. These may cause potential leaks and are difficult to address once the panels are installed.
Rejuvenating your roof will also allow your roof to last as long as your solar panels. If you need to do a roof replacement, the current rate to remove and reinstall is about $200-$250 per panel, on top of the roof replacement cost. A roof rejuvenation and routine maintenance will help get the most life of your existing roof.
